FedDev Ontario -- Regional Homebuilding Innovation Initiative (RHII)

FedDev Ontario’s Regional Homebuilding Innovation Initiative (RHII) supports projects that advance innovative approaches to residential construction in Canada. The program aims to improve productivity in the homebuilding sector by funding initiatives that accelerate change in how homes are designed and built. Priority is given to business-led projects that demonstrate a strong potential to transform traditional construction methods and support more efficient, modern housing solutions.

Funding Amount

Fully repayable, interest-free loan up to $5 million for support of up to 50% of eligible project costs.

  • Projects are normally within the range of $500K to $2M

Eligible Applicants

  • To qualify, applicants must be:
    • Incorporated SMEs
    • Indigenous-owned businesses
    • Not-for-profit organizations
    • Organizations with at least 5 full-time employees (FTEs)
    • In operation for at least 3 years, supported by externally prepared financial statements (audit or review preferred

Project Requirement:
A formal commitment letter is required from at least one Southern Ontario-based end-user or buyer of the homebuilding solution, product, or service developed through the project.

Eligible Activities

Projects may include:

  • Investing in advanced manufacturing technologies to improve productivity in housing construction (e.g., 3D printing, modular, mass timber)
  • Adopting and scaling innovative construction methods such as prefabrication and net-zero practices to speed up housing development
  • Using automation and sustainable materials to boost efficiency and climate resilience
  • Demonstrating and commercializing new technologies and materials to strengthen the residential supply chain
  • Developing or modernizing industry tools and construction technologies (e.g., off-site methods, prefabricated components)
